One Newport is a soon to be constructed 80 unit apartment building located diagonally across from the North Quincy commuter rail station on Newport Avenue in North Quincy, Massachusetts. This project consists of two (2) levels of structured parking beneath 4 levels of residential living space.
Significant design and permitting challenges required extensive planning and engineering solutions as the project is surrounded by three (3) public roads and is located within the 100 year flood plain. Further complicating the site is the substantial drop in gradient across the 25,000 square foot parcel.
With the two (2) level interconnected parking deck gaining access from Arlington Street, Arista was able to position the structure above the 100 year flood plain, reduce access points to and from the project, and create one of Quincy’s most dense residential projects while maintaining a greater than 1 parking space per unit parking count. This effort was completed with a tremendous amount of collaboration with the City of Quincy planning and engineering staff(s). The project is slated to be open in the fall of 2019.
